Building warrant of fitness (BWoF)

🧾 Building Warrant of Fitness (BWoF) Compliance

If your property has a compliance schedule, you must submit a Building Warrant of Fitness (BWoF) each year — confirming all specified systems have been properly maintained and verified by registered IQPs.

🏢 Who Needs a BWoF?

  • Commercial and multi-unit residential buildings

  • Homes with cable cars

  • Any property with listed specified systems (e.g. fire alarms, access control, mechanical ventilation)

 

🛠️ Your Annual Responsibilities

1. Maintain Specified Systems
Ensure systems on your compliance schedule are inspected and maintained for 12 months by an Independent Qualified Person (IQP).

2. Submit Annual Forms
Provide the Council with:

  • Form 12 – Declaration that the systems have been maintained

  • Form 12A – Certificate of compliance from each IQP

3. Update Your Compliance Schedule
If systems change, you must notify Council and update your schedule using Form 11.

4. Pay Submission Fees
Send completed documents via:
